Jim and Pam were wonderful hosts! The cottage was impeccable and we enjoyed our stay immensely! There was so much to do, we did lots of hiking and some shopping. The location was perfect for taking advantage of all the local hiking! It was quiet and private but accessible to everything we needed. The cottage was so well appointed and very clean. The Dock Barnard Farm was perfect in every way. My husband Zane I had the pleasure of staying in this lovely, renovated farm house with all the modern updates you can imagine. Jim and Pam have thought of everything you could possibly need to make this a most comfortable and charming home. We enjoyed exploring the Franklin and the surrounding area. We would highly recommend staying here.

Wow, what a great last minute surprise! We stumbled upon this listing because we needed a place to stay at the last minute. What a fantastic find. The owners are so kind and generous. The farm house is really the most lovely place I've stayed with VRBO. The house is immaculate and so comfortable. I'd move in and stay for months if I could afford it! A true gem, I'll be back for sure!

This cottage is fantastic! The pictures do not convey how nice it is, and it is the cleanest Airbnb we have stayed at. The cottage has everything you need—plenty of kitchen wares and modern appliances. The beds were very comfortable, and the heated towel rack was a treat. The location is close to Franklin, and numerous hiking trails while being secluded enough to be private and quiet. Jim & Pam were fantastic hosts, incredibly responsive, and helpful. They thought of everything and made sure we had information about the local area. We will be back when we need a place to relax and decompress. Thanks!

You can expect quick responses to your questions prior to your arrival, easy-to-follow driving directions, beautiful grounds, an immaculate vacation home, and a warm welcome from Jim and Pam upon your arrival. They will meet you in the parking area, get you checked in, then answer any questions you may have about the home, about the history of the property and the surrounding area, and about dining options and things to do nearby. Jim and Pam live nearby and will respond promptly during your stay in the event you need assistance.
Nestled in Iotla Valley in western North Carolina only five (5) miles from the town of Franklin, The Dock Barnard Farm beckons vacationers to relax in this beautifully restored vacation home, sit a spell, relax, catch some fireflies in the meadows, and relish time around the table with friends and family after enjoying the many attractions of western North Carolina.
The home, built in the 1890's by Dock Barnard (Jim's great-great-uncle) for his bride Ellen Winstead Barnard, sits on 90+ acres of private fields and woodlands. Dock had amassed significant wealth in the Cripple Creek, CO area while providing lumber for the gold and silver mines. The home he built for Ellen was quite fashionable for the times and incorporated some beautiful artisan craftsmanship. He passed away in 1941. Ellen continued to live in the home that Dock built until her death in the early 1960's. With the exception of some tenant families in the 1970's, the home fell into disuse and slowly became hidden by nature. Restoration began in September, 2014. Whenever possible, original wood was salvaged during the renovation process. Much of the exterior poplar siding is well over 100 years old! Both the poplar and chestnut accent walls inside the home were created from recovered original wood, as were the oak window sills throughout the home.
We listened to our guests and included their most often requested amenities where possible during the renovation process. Enjoy the en suite master bedroom with queen bed and walk-in shower, a traditional queen bedroom, a central bathroom with bathtub, and a full sofa sleeper with AirDream mattress, plus an open living/dining/kitchen floor plan perfect for spending time together. These are just the highlights!

Whether you stay for a weekend, a week, or a month, The Dock Barnard Farm can be your home base to explore everything from Dollywood in nearby Pigeon Forge, Tennessee to the Biltmore House in Asheville, North Carolina. There is never a shortage of things to do nearby! Our guests enjoy hiking in the Smokies, bicycle riding on marked trails and paved routes, motorcycle riding on challenging mountain roads, fishing, antiquing, horseback riding, zipping along a canopy tour, viewing waterfalls, golfing, canoeing, whitewater rafting, sightseeing, and strolling along the country lane or the woodlands road, just to mention a few possibilities. After dinner (or supper, as we say in the mountains) sit on the screened porch or take a walk along the woodland road to catch the last light of day and perhaps a glimpse of a doe and her fawn.

About the owners:
Jim and Pam Rogers, owners and proprietors of both The Old Campbell Farm and The Dock Barnard Farm, are lifetime residents of Franklin. In fact, Jim's family has been farming in the Iotla Valley since 1879. The Old Campbell Farm and The Dock Barnard Farm actually are part of their larger 350-acre working farm where they specialize in growing Angus cattle and timber. The meadow at The Old Campbell Farm and two small fields at The Dock Barnard Farm produce hay each year for their cattle herd.

At the time of booking, 50% of the reservation charges is due. The balance is due 30 days prior to arrival. Olive Hill Vacation Rentals accepts payment via PayPal as well as via Visa, Mastercard, and Discover credit and debit cards.
The policy of Olive Hill Vacation Rentals and the owners is to only allow rentals to family groups, married groups, and responsible adults over the age of 25 (proof of age is required). Anyone under the age of 25 and/or unrelated young people (high school students, college/fraternity/sorority groups) are prohibited from renting through Olive Hill Vacation Rentals. Any reservation that is made under false pretense will not be allowed access to the rental property, and there will be no refunds of any monies paid. The Dock Barnard Farm can comfortably accommodate six (6) guests. If more than six persons are in your group, prior approval must be given by the owner.
Property Cancellation Policy: If it becomes necessary for a guest to cancel a reservation, regardless of the reason for cancellation, please contact Olive Hill Vacation Rentals as quickly as possible.
